Future of Innsbrook starting to unfold

HENRICO, VA (WWBT) - A report says property rentals at Innsbrook are improving, and a plan on the table now calls for high rises as tall as 12 stories in Innsbrook.

Currently, Innsbrook Corporate Center has 5.8 million square feet of office space which is more than 90 percent occupied, according to a release from Highwoods Properties.  Highwoods owns and operates 1.9 million square feet of the park's office space.  The park also has 90,000 square feet of retail and restaurant use, just over 1,000 hotel rooms and no developed mixed-use residential properties.

Highwoods Properties has submitted an application to update zoning on almost one-third of the Innsbrook Corporate Center—188 acres—for Urban Mixed-Use (UMU) to allow an additional 3.5 million square feet of office space, 415,000 square feet of retail and restaurant space, up to 1,000 hotel rooms and 6,000 apartments and residential condominiums.

This is still a long way off. Any plan would need the approval of the board of supervisors.

But if all goes as planned by this developer, the County Planning Commission could make a recommendation as early as next month.
